Builder Negotiations (June 2001)
Builders are merely sellers. Their prices and terms are negotiable to the extent that market forces favor negotiation. Thus, if a builder is having an easy time selling out a project the chance to negotiate (get better terms) is poor. If the builder is having problems, then price and terms are more likely to be flexible.
One idea to consider is that rather than a direct price reduction you may prefer a deal where the price appears to be the same as everyone else pays but the builder chips in up-grades and credits at closing. This approach helps the builder maintain the appearance of price stability. Ultimately, as a buyer, you also want strong prices.
